Welcome back to the channel. I’m Tonya and I’m Zac Coletti, we’re local realtors here in Vero Beach.
Today we’re going to be talking about,
6 things that you should know before making a move to Vero Beach.
It’s a beautiful place, but you know obviously it’s not for everybody. All right so we’re gonna get right into it.
01. There is no big city here.
So if you’re looking for a big city this is not going to be the place for you but we do have some cool things that big cities do have, just not the big time nightlife and all night places and stuff but we do have a cool little bustling downtown area both on the beach and on the mainland. We do have like two downtowns which is pretty cool.
We do live in Florida and there’s some big cities in Florida. We’ve got Orlando just to the north and West Palm Beach to the south, like you said, an hour and a half to either one. So you know if you are looking for that night life or that city experience then it’s really not too far. We’ve got Miami and Tampa base, the fastest growing city in the United States, that’s huge! We mentioned Orlando, West Palm Beach and Jacksonville so if you’re looking for big cities there’s plenty of them here in Florida we’re just kind of in a neat little spot here on the central east coast.
We’ve got a moratorium so we cannot have any high rises, there are two that are grandfathered in over on the beach but that is it. They stuck those in back in like 1978 or something, but there’s a lot of outdoor things to do here too such as boating, fishing, kayaking, golf, beach, skydiving, windsurfing or kitesurfing
02. Vero is in major growth mode.
Vero is in major growth mode. There’s lots of development going on, lots of homes being built, lots of people that are coming into the area. We’ve got an influx of all kinds of people so that brings more diversity but with it comes growing pains of course like traffic and heavy trucks. Vero’s been discovered, we’ve talked about this in a previous video people want to move here and it’s pretty obvious you know we’re seeing the people come in we’re you know traffic’s getting tight. Infrastructure’s trying to keep up with the influx of people but you know we’ve got a lot of road construction trying to widen the roads, you just have to be patient. We’re just in that mode right now, but with that comes tons of opportunity, that actually brings us to number three.
03. Business Opportunity
We need more restaurants, we need a lot of everything. What I think would be super cool would be to have a personal chef, something that is actually affordable. Maybe you have your own little storefront and you cook a bunch of meals for a busy mom or someone could assist making meals for the night or for the week and say “I have this many people” and they bring it to you or you go pick it up. That would be awesome. As health becomes more and more prevalent in people’s lives, personal chefs are becoming more prevalent.
We’re entrepreneurs so this is a call out to all entrepreneurs. We need more entrepreneurs here in Vero Beach to really step up the game. We were just thinking about it this morning. Restaurants, more diverse restaurants, yeah and personal chef services. We need pool leak detection. We’ve got a lot of swimming pools here and I can only find two pool leak companies locally that really market themselves. One is up north in Melbourne and then we’ve got another one here. I couldn’t get in touch with them, they didn’t call me back. I’m not going to say any names but seriously like if you service swimming pools, you’re going to have a lot of business here.
Also trades, because we’ve got so much construction. Electricians, Plumbers, Framers, HVAC who we really need, so there’s a lot of opportunity. The building is exploding so if you have any type of construction background, you have a job here. If you have any entrepreneurial skills, then start a business. There’s tons of business loans out there so please come to Indian River County and help our growth because, well, you’re gonna definitely see a lot of opportunity here. So if you’re looking for a place with opportunity we have it here. We’ve got tech jobs. If you’re looking for something more techy, they’re more up in Melbourne, but it’s not that far of a drive. You can still live here in Vero Beach and work up in Melbourne. According to the Bureau of Labor and Statistics, the pay here is a little bit lower than average as far as the United States of America goes. It’s lower than the average in the United States, but the cost of living here is a little bit lower. The average price of a home in Vero Beach on the mainland is about $350,000.
04. The Mall is gone.
The Mall is dead! I think what’s happening across America is that unless you’re in just a huge booming area, Malls are dying. Thanks to online shopping, most of the stores are closed. The food court is virtually empty but it has pivoted so the mall is doing some more non-traditional events and the vendors can come and display tents. We have car dealerships and they’ve got displays in the Mall. There’s a church in the Mall, Oceans Unite. It’s a christian church and they have a really big thing going on in there. They’ve got a coffee shop and they’ve got a whole community, actually I hear a lot of good things about that church.
05. Indian River State College is going to be giving away scholarships.
Free tuition for two-year degrees for any high school student in Martin, Okeechobee, St Lucie County and Indian River County coming from those four counties. President Timothy Moore kicked off this program and it’s called Promise Program, there’s no cap to this. This is unheard of so if you’re in high school in any one of those four counties Martin, St Lucie, Indian River County or Okeechobee County you can come to Indian River County State College for a free tuition and the requirement is you just have to take the Promise pledge. The books are not included so you might want to get some financial assistance for books if you need it. They had a very large private donation and generously donated a portion to Indian River State College and they are growing. They’ve doubled their nursing program and they’ve got a lot of great trade so don’t miss out. If you’ve got a high school student, that is just a blessing, free tuition for students in Indian River County State College, all you have to do is be a resident.
06. It’s getting harder and harder to find properties here in Vero Beach.
