If you’ve ever been to Florida it’s no surprise there are tons of New Yorkers here. But what’s the attraction? Why are they moving from the Empire State to the mostly Sunshine State?
1. Vero Beach is considered the Hamptons of Florida.
One big reason, I guess, it’s no surprise now that Vero Beach is considered the Hamptons of Florida. I guess it’s pretty well established now and there are so many reasons why. It has the quaint village ambiance, similar shops and eateries. We’re actually standing outside of J Mclaughlin which is the same kind of store in South Hampton. Sort of the same kind of beachy vibe, it’s not glitzy, but it’s more of the classy kind of subdued side, refined side.
2. Real Estate
Another reason would be real estate. Luxury real estate here you can get two to three, maybe even four times the house and property that you can get in the Hamptons in New york. You’ve got a better bang for your buck here for sure. On the island is our luxury market. We’ve got some gorgeous homes and your money goes much further.
3. Weather
Another reason that New Yorkers are moving to Florida is because of our weather. Florida is the Sunshine State. Our weather is mild and in New York you get your fair share of storms. You guys get hurricanes too, and you get tropical storms and what about those nor’easter storms, so that’s a check mark for Florida!
4. Less Taxes
Taxes in general in Florida are way less. There’s no state income tax so you’re going to take more home on your paycheck. You’re going to pay less in taxes, since we’ve got a base tax here in Florida which is six percent. Of course each municipality is going to add on a little surcharge tax. We’ve got this wonderful thing called Homestead Portability. If you live in a home and you’re a resident here two out of the five years that you own the home, you can take the savings between the actual market value of your home and the assessed value, the difference there you can take that with you to your next home.and that’s another reason why New Yorkers are flocking to Florida.
5. Buying and Selling your home in Florida is much easier.
Florida is an escrow state where New York is an attorney state, so here in Florida, you the buyer and the seller can actually be in separate locations. You can have a notary come to you, you don’t have to be at the closing. We do a lot of closings for people who are actually on route from one state to another so we just say, “hey, they’re at the Hampton Inn” and the notary meets them there at 9 00 a.m and signs. In this case, it’s a lot easier to purchase a home in Florida. We’ve heard from our clients who have moved here from New york. Of course, when you own a home here too, it’s a lot easier to sell it. You don’t have all the people sitting around the table at the same time. Not everybody’s hands are in the pie, so it can be a little bit less expensive too.
6. Less Bureaucracy
It’s kind of a big subject, you know a lot of people talk about this. I’m not going to get political, I’m strictly speaking Covid19. You know I haven’t experienced anywhere in Vero Beach, let alone just in the whole entire state, where they’re mandating that we have to have to show proof of vaccines. I know that in New York, you guys are experiencing that out there. A lot of people just want to get away from that bureaucracy and I totally understand it. They want to get to a place where they don’t have to worry about having to show proof of anything. There’s a few stores that actually require you to wear a mask to enter, like salons, but for the most part it’s just a recommendation, not enforced. We’re actually planning our anniversary to New York City and we’re looking at some of the Broadway shows and I saw that you have to show a proof of vaccine and I get it. I totally understand, but it’s just something of a hoop that we don’t have to jump through. We’re not advocating not getting vaccinated, we just think less bureaucracy means less red tape.
7. Lots of job opportunities
Obviously with a growing and flourishing economy, like we’ve got here in Vero Beach and the surrounding areas, there’s going to be natural job growth and the need for more people to fill those jobs. We’ve got tech jobs, health care, and hospitality. The more people that move in, the more they need to be taken care of and the more that they need to be fed and the more that they need to be entertained and build houses for. In regards to construction and trades, that industry is year-round for us. Where if you live in the snow, the construction never really stops but it does slow down a little bit. It makes it harder to do certain things, so it’s a lot easier because we do need a lot of people here in all trades.
